The automated estimate is designed to provide a sensible starting range, not a guaranteed market value. Property values in Accra can change quickly and may vary by street, title status, encumbrances, access, finish quality, buyer demand, rental evidence, and available comparable transactions.
What affects the result
The estimate uses submitted area, land size, built area, road access, utilities, asset type, commercial use, condition, completion stage, documentation, tenure, and optional photo readiness. Missing or incorrect data can materially change the output.
What the estimate does not replace
It does not replace a physical inspection, title search, zoning review, survey confirmation, structural assessment, comparable sales research, rental analysis, or a formal report by a qualified valuer.
How to improve confidence
Photos and documents are not required to get an estimate. However, clear property images, site plans, title documents, permits, rental schedules, nearby landmarks, road condition, utilities, rental income where relevant, and known issues such as flooding, litigation, access disputes, or incomplete works can improve estimate accuracy.
